Working with Malinis

  • We currently service  the Milton, Burlington, Oakville, Georgetown, and Mississauga (West of Hurontario.

    We may consider special requests jobs outside of our area, but there would be an additional charge for travel.

  • All of our employees/contractors are insured with WSIB, trained and educated on proper safety practices and protocols.

    Malinis Property Services WSIB insurance coverage guarantees you no-fault workplace insurance. As a result, you, as a homeowner, are protected against costly court settlements and receive support when you need it.

  • Our customers safety is our upmost priority; therefore, Malinis Home Solutions Inc. Property Services and its employees/contractors are fully insured and bonded All of our staff are interviewed and have had a current security check performed.

  • We use a secure payment method in order to ensure your personal information is never shared or used by a third-party. Please review our privacy policy.

  • Yes - If you have a special request, please do not hesitate to ask us. We will do whatever we can to accommodate your request.

  • Minimum charge plus hourly rate for additional cleaning time.

    Minimum charge for window cleaning is calculated based on the size/square footage of the home.  There could be some additional charges for level of difficulty, unforeseen circumstances, special requests by customer, etc.  Additional charges will be discussed before proceeding with work.

    Minimum charge (up to 1500sqft) for disinfectant services.  Additional charge per square foot over 1500sqft.

    Since we normally quote you site unseen, we will provide an estimate based on the time it would take to clean a typical home plus any extra requests.  We do have a minimum charge for each booking depending on the service(s) requested.

    Our quote provides an estimate and range of time for all our services.  If we believe there will be additional charges above the quote provided, we will call to get your authorization for additional time.   Things that could impact the pricing are clutter, pets, frequency of deep cleanings and lifestyle

    If we clean the home in less time than estimated, you will only be charged the time we were there or our minimum charge.

  • We bring all supplies and equipment to get the job done.  If you have a specific request for us to use your vacuum, mop or product please leave instructions on the booking form in the  “additional comments” section.  Price will not be altered for using your supplies/equipment.

  • Typically, 1-2 cleaners will be scheduled to clean your home depending on the demand for the day. In some circumstances, for example if a home is particularly large, request multiple services or if you need a fast cleaning before an event, we may send additional cleaners because of skill sets, equipment requirements and to get the job done quicker. Lawn Care & Property Maintenance

  • If your lawn is overgrown on your first mowing service, it may take the team 2-3 times longer to mow the grass.

    This first cut will be more expensive to establish defined edges and the proper grass length, but after that, your pricing will be in line with the usual rates.

  • We will send your bill to the email on file soon after a service is completed. We take all major credit and debit cards, and a credit card on file is required for service.

  • When your lawn is serviced, no one needs to be home. All we require is access to all grass areas on your property.

  • All of our services come with a money-back guarantee. If you are dissatisfied with a service completed on your property, please notify us as soon as possible.  If you notify us within 24 hours of the service, we will send the crew back to address any acceptable service faults without further expenses. Otherwise, the work will be considered satisfactory.

  • The most typical reason for any mowing delays is rain. Depending on the upcoming forecasts, we do our best to work through light to medium levels of rain when it is safe. We will always be out the next day if we are behind for whatever reason. Due to delays, we never skip properties or leave work unfinished.

    We mow in light rain or after the rains subsides.

    You can decide whether it's too wet to mow on rainy days. If you want to skip a mow, you must phone or email us ahead of time, not when we arrive; otherwise, you will be charged a travel fee. Your next mow will be on your next planned day if you miss a service. If it rains excessively throughout the day, we will usually be there the next day if weather permits. If it rains any day in the week leading up to your mow day, we may have to move your mow day forward one day to get back on track. We will not skip or miss a service day unless you want it, and if we do, we will contact you to explain why we were unable to make it out on your planned mow day.

  • Note, we do not operate during statutory holidays.

  • Our clients expect us to mow their grass on time as a professional lawn care service. This necessitates us making sound judgments about when to mow. During the months when your grass is actively growing, it is preferable for us to come out and mow the lawn wet rather than skipping the lawn and risking it lasting weeks without a trim. It's possible that ruts will form in your grass if it's damp when you mow it. Almost all of these ruts are temporary and will disappear when the lawn dries down. If your lawn becomes too wet to mow on your planned day, please notify us immediately and we will gladly suspend your service. We do our best to make the best option for our clients, but due to the subjective nature of this type of circumstance, getting it right every time for each client's preferences might be difficult.

  • We work from Monday through Friday. If necessary, Saturdays will be used to make up for any rain delays. On certain days, we will be in select neighborhoods, and we will provide you a specific service day for your lawn. Every week, we make every attempt to stick to the same route. Because a variety of circumstances can influence our schedule, we cannot promise an exact time or time range on any given service day.

    If you have a preferred day, we make every effort to accommodate each client's preferred mow day; unfortunately, the day we mow your lawn each week is usually determined by your property's postal code.

    Normally, we visit each neighborhood several times every week, although this is not always the case.

  • We provide two different mowing frequencies, depending on how busy our schedules are: weekly mowing and every two weeks (bi-weekly) mowing. With all of our services, there is no minimum number of mows or contracts.

Window Cleaning

  • We simply use filtered water when using our pure water-fed system or a touch of biodegradable window cleaning solution when using the traditional cleaning method.

  • We will try to assist where we can. If there is anything restricting access to the areas that need to be cleaned, we'd appreciate you clearing the way. Other than that, we do a full assessment upon arrival and make sure we communicate any needs with you upfront. If you have anything valuable near your home, we recommend moving it just to make sure it isn’t harmed in the process.

  • No. If the work is outside only and we have your payment information on file and a contact number for you, then you don't need to be home. We only need to review what needs to be prepared before our arrival. However, if we are unable to access your property or another issue comes up that prevents us from proceeding with work and we cannot reach you by phone, cancellation charges may apply.

  • For interior windows, we utilize a tried and tested applicator and squeegee method using filtered water that doesn’t leave hard minerals behind, which makes your windows sparkle, not streak. For exterior windows, we use a telescopic water-fed pole reaching up to five stories high with water that’s purified through our advanced four-stage water purification system to ensure crystal clear and sparkly windows and frames.

  • As much as you like! At the bare minimum, we recommend exterior twice a year (spring and fall) and interior once a year to help increase the longevity of your home’s window glass, but we also know that windows can become dirty quicker than most of us would like.

  • Yes, we do. Please make sure spigots are in working order by the service date.

  • Window Cleaning – We require a physical inspection in order to quote this work.

  • YES – (DIN# 02422654) Vital Oxide is EPA and Health Canada registered hospital disinfectant cleaner, mold killer, and odor eliminator.  Vitalal Oxide’s formula is non-irritating to the skin, non-corrosive to most treated articles, and NSF certified (no rinse required) for food contact surfaces.

  • Vital Oxide disinfects and kill 99.999% of bacteria in less than 60 sec. The area will stay free of harmful bacteria as long as the surface is kept clean (away from new bacteria) following the use of Vital Oxide.

  • No – we do not require anyone to be present during the service. Clients are welcome to provide us with a key for safekeeping, leave a key, lockbox code/door code or garage access. We will ensure to lock up upon completion of your service.
